    Job Description


    Job Purpose:

    Maintain the efficient operation, cleanliness, physical integrity and safe environment of all rental unit interiors; supervise all projects performed by staff and/or contractors and ensure effective owner communication. Monitor owner compliance to property standards using the interior unit inspection process. Oversee all maintenance, housekeeping, and owner services functions including but not limited to, planning, scheduling, assigning, coordinating, inspecting, supervising, and fiscally managing all work.

    Job Responsibilities:

    1.

    Supervise work of Maintenance, Housekeeping, and Owner Services team. Review and approve work schedules for all members of each department. Conduct annual performance reviews.

    2.

    Audit repair and maintenance tasks performed by team ensuring satisfactory and timely completion of work orders and assignments. Utilize work order software to track and quantify all work performed. Ensure appropriate owner communication where needed. Conduct regularly scheduled room inspections with Housekeeping and maintenance teams.

    3.

    Perform administrative duties such as approve and process all invoices, Human Resources documents, credit card expenses, and check requests.

    4.

    Communicate effectively with individual owners, Aqua-Aston corporate staff, and resort operations departments both verbally and in writing. Follow up on all owner requests and/or communications within one business days.

    5.

    Establish, maintain and adhere to budgets for departments. This includes all expenditures, including personnel wages, equipment, supplies, and outside services. Exercise analytical skills on financial statements, budgets, planned spending, proposals and contracts. Complete monthly variance reports.

    6.

    Ensure housekeeping, maintenance, and owner services departments are properly staffed. Set expectations, train and hold accountable all employees in these departments. Schedule, plan, and calendar all on-going maintenance activities and projects.

    7.

    Ensure all permits and inspections are maintained and updated appropriately. Schedule all inspections ahead of time to ensure compliance with all regulations and requirements.

    8.

    Manage the cleanliness, orderliness, safety and functionality of each department. Order supplies as needed and safeguard all employees, supplies, equipment, and tools. Maintain inventories of all maintenance related assets.

    9.

    Engage owners via email, phone, and/or in person to assist with documentation, contracts, standards, renovations, and any general assistance requested. Act as owner liaison for Aqua-Aston Hospitality in all areas of owner service issues, questions, and concerns. Oversee the Owner Services position and take responsibility for owner satisfaction as it relates to communication, asset maintenance, and staff responsiveness.

    10.

    Meet and consult with General Manager on a daily basis to go over department logs, daily work tasks, special issues or any concerns related to the property including property conditions, security and team members. All other tasks as assigned by supervisor.

    Job Qualifications:

    Education

    High school diploma; preferably college diploma.

    Experience

    3-5 years of Supervisory or management experience. Skills to develop, monitor, and evaluate employees' goals, objectives, performance and make recommendations when necessary. Excellent communication skills, both written and oral. Computer experience and strong proficiency with MS Word, Excel, and Outlook. Able to use property management and work order software.
