    Vaco Atlanta is helping (exclusively) one of its great clients find a great new real estate financial analyst (official title Sr. Analyst). This is a great management company to work for in the Hotel Industry; we are proud to represent them in the marketplace. The ideal candidate will have 2-8 years of experience in an analyst role in the real estate industry (lodging industry experience preferrred). This is a high exposure role with room for growth.

    JOB DESCRIPTION

    Position Title: Sr. Analyst

    Investment Management

    Target Compensation Range - $75K-$85K + bonus

    Reports To: SVP ¬Investment Management

    POSITION SUMMARY:

    Primary responsibilities will be to establish, monitor and execute investment strategies for properties with the goal of maintaining and enhancing existing hotel value. Investment Management's four main areas of focus are value enhancement, property transitions, data analytics and owner relations. This position will work in conjunction with Operations, Business Development and all other departments to ensure translation of the Investment Thesis into an actionable investment strategy for each asset in the portfolio. The Sr. Analyst will work hand-in-hand with senior throughout the property lifecycle. The Sr. Analyst will monitor properties through their lifecycle, monitoring Operational Dashboards and assisting in projects/underwriting to maintain and enhance the value of hotels in the portfolio. Those responsibilities will include, among others, financial modeling, ROI projects, strategic inovation, market analysis, proforma evaluation, owner communications and property specific due diligence.

    CORE RESPONSIBILITIES:

    * Demonstrates highest standards of personal and professional integrity, adheres to company's policies and procedures, and complies with applicable laws, government rules and regulations.

    * Work with the SVP Investment Management to establish, monitor and execute investment strategies for all properties. Specifically, monitor the investment strategy evaluating possible deviations from strategy , proactively assessing the progress toward execution of those strategies, facilitate action in various departments to correct off-strategy property specific trends and modify the investment strategy both proactively (value enhancement opportunities) and reactively (deviations from strategy, dramatic changes in market dynamics, etc.), as appropriate over a property's lifecycle, to maximize asset value.

    * Provide due diligence for applicable parties for dispositions.

    * Assist in underwriting potential value enhancement strategies (ROI projects).

    * Monitor the execution and accuracy of the property dashboards on a monthly basis.

    * Assist in facilitation of property transitions including tracking and providing due diligence items for applicable parties. Conduct market fieldwork, research and site visits in conjunction with asset valuation(s).

    * Assist with on-site Hotel Investment Strategy Meetings post transition(s).

    * Provide forecasting for renovation timing.

    * Assist with and conduct extensive market studies and write-up of Asset Plans for hotels requiring one.

    * Monitor Performance Triggers.

    * Identify positive/negative trends month to month and versus original proforma. Additionally, assess the realism of the forecast (revenues, expenses and profit lines). Communicate variances/concerns to corporate Ops team and IM.

    * Provide supplemental support to Operations team as opportunities come up.

    * Evaluate financial data and use Excel modeling to determine potential investment returns.

    * Assist other team members in due diligence for potential acquisitions.

    * Assist with ownership and client reporting.

    * Be able to professionally interact with brokers, equity groups, existing owners, lenders, investment bankers and brands. Establish and maintain these relationships on an ongoing basis.

    * Assist with adhoc projects as opportunities come up.

    QUALIFICATIONS: Education:

    * This position requires a Bachelor's degree (B.A.), preferably in hotel or business management, from a four‐year college or university.

    Experience:

    * This position requires over 2 years of prior operations / professional experience in the lodging industry.

    Skills:

    * Advanced skills in Microsoft Word, Excel, PowerPoint and Outlook are required for this position.

    * Strong analytical skills

    * Advanced knowledge of hospitality real estate markets, including operations, debt/equity structures and exhibits familiarity with real estate terminology

    * Demonstrated in-depth knowledge of hotel operations, financial principles and real estate valuation techniques, and strong understanding of the economy and current investment climate relative to the hotel industry.

    * Demonstrated organizational and problem-solving skills and ability to effectively prioritize multiple projects.

    * Ability to think critically, manage a heavy workload and prioritize appropriately with a keen attention to detail

    * Highly developed organizational and analytical skills

    * Ability to work well and collaborate with others as well as be self-directed and independent to achieve project deadlines

    * Ability to identify opportunities to create/improve existing models

    * Business writing ability

    * Occasional (up to 30% of the time) travel is required for this position
